Following the enactment of the Law to modernize the notarial profession and promote access to justice (LQ 2023, c. 23), there have been many changes in our notarial practice. With changes come adjustments! Starting Monday, March 4, 2024, all our files will be shared between OPCO Notaires Inc., which is a duly established notary office, and the member notaries of the COOP. The shared mandates will comply with the requirements of the laws, regulations, and our professional guidelines.

Meeting with a Desjardins Advisor to Discuss Your Mortgage Refinancing Needs.
When a Desjardins member decides to refinance, they have the option to select their preferred notary. Alternatively, the COOP can assign a notary located near their residence or one who conducts remote transactions, based on the member's preference.
The COOP Communicates with the Desjardins Member, Prepares the Mortgage Documents, And Assigns a Notary to the File, Based on the Property's Postal Code.
The COOP receives instructions from Desjardins, communicates with the borrower to gather the necessary information, conducts all necessary title searches, requests payout statements from previous lenders, and drafts all legal documentation.
The Assigned Notary Schedules a Signature Appointment with the Member.
The COOP forwards the file to the designated notary, who is responsible for scheduling a signing appointment with the borrower. The notary meets the borrower online or in person, verifies their identity and capacity to sign, witnesses the signature, registers the mortgage, and returns scanned originals to the COOP via our secure portal. The notary performs their legal duty as required.
The COOP Receives the Signed Documents from the Notary and Requests the Funds from Desjardins.
The disbursement of the funds takes on average two business days. The COOP also sends a preliminary and final report to Desjardins.
The COOP Manages the Funds.
The COOP pays all secured and unsecured debts, mortgage proceeds are wired or couriered to the borrower. When necessary, The COOP also handles the drafting and registration of the discharge(s).
